We've observed an increase in community members undertaking projects before seeking approval. It's crucial to submit and obtain approval for an ARB application before commencing any work. This ensures that the association can verify the proper selection of roof color, paint, fence, etc., maintaining a consistent aesthetic throughout the community. Additionally, this process spares owners from potential fines resulting from failure to submit an ARB application and obtain approval. Please be reminded of the below guidelines for architectural improvements and repairs.
No building, fence, wall or other structure shall be commenced, erected or maintained upon the Lots, Common Open Space or Private Drives, nor shall any exterior addition or change or alteration therein including a change of building, fence or all exterior paint color, be made nor shall any improvements be made within a Lot, Common Open Space, or Private Drives until the plans and specifications showing the nature, kind, shape, height, materials, color and location of the same shall have been submitted to and approved in writing as to the harmony of external design and location in relation to the surrounding area and approved by the Board of Directors, or by an architectural control committee. (Art. VIII) An architectural request form must be obtained from the management company, completed by the owner, and approved by the Board of Directors prior to beginning the exterior repair/improvement. This also includes installing new hurricane shutters.
